Build or Buy Established?

build or buy

We regularly deal with buyers who are in two minds about whether to buy land and build their dream home or to purchase an established home. Both options have advantages, but may not suit some purchasers.

By buying land and building there are some stamp duty savings and you can design exactly the home you want. The downside is that it will usually take 8 to 12 months to complete construction and you have the hassles of dealing with building problems. Building may also involve relocating your family to a rental property while waiting for construction to be completed.

Purchasing an established home means that you can view the property and move in quite quickly. But an established home may be more of a compromise as you have not had the opportunity to design it as you would have liked.

Kim Ward, Director of Sandhurst Residential Real Estate says “I recently dealt with a family who were going to build but when they looked at some established homes with me, they decided to forgo the building time frames, purchase immediately and move straight in. So, my suggestion is that before deciding either way you have a look at both options. Our team can show you some great allotments and suggest builders, as well as arranging for you to inspect some established homes. This way you can weigh up both options and decide.”
